Project Management

Eric Novak, Praxis' Principal, is experienced in a variety of affordable housing development types, including affordable assisted living, public housing mixed-finance development and supportive housing. Since 2004Mr. Novak has secured financing for a number of affordable housing developments, including :

  • Silver Sage Senior Residence, which opened in March 2007 in Reno (41 senior tax credit units);
  • Otto Mérida Desert Villas, which opened in July 2007 in Las Vegas, and is Nevada’s first public housing mixed-finance development (60 family tax credit units);
  • St. Vincent’s Residence in Reno, which opened in November 2009 (28-unit new construction apartment building for very low-income and homeless individuals);
  • Step 1 Residence in Reno, which opened in November 2009 (20-bed rehab and new construction licensed facility for formerly incarcerated men with substance addictions);
  • Vintage at Laughlin and Vista Creek Apartments, which opened in July 2010 in Laughlin, NV (450 tax-exempt bond/4% tax credit units);
  • Marion D. Bennett Plaza, which opened in November 2010 in Las Vegas (65-unit new construction senior public housing development);
  • Coronado Drive Apartments in Henderson, NV, which opened in July 2011 (60 senior and disabled tax credit units, including 30 with project-based rental assistance);
  • Silver Sage at Neil Road Apartments, located in Reno, NV, which opened in April 2011 (58 senior tax credit units);
  • Acapella Senior Apartments, located in Las Vegas, NV, which will open in February 2012 (142 senior, mixed-income tax credit units);
  • Larios Arms Senior Residence, located in Winnemucca, NV, which will open in April 2012 (30 senior tax credit units);
  • Lone Mountain Senior Apartments, located in Las Vegas, NV, which will start construction in February 2012 (75 senior, mixed-income tax credit units); and,
  • Pershing Meadows and Rosewood Apartments, located in Lovelock, NV, which will start construction in February 2012 (48 unit USDA- RD Section 515 acquisition/rehab with 9% tax credit).
